1. Acceptance of these Terms

These Terms and Conditions govern access to and use of allbutall.com, including its property search, listing, account, contact, shortlist, photo-request, reporting, advertising and related services (the “Platform”). By accessing the Platform, creating an account or submitting content, you confirm that you have read and agree to these Terms and our Privacy Policy. If you do not agree, do not use the Platform.

2. Eligibility and accounts

You must be at least 18 years old and legally capable of entering a binding agreement. You must provide accurate, current information and keep it updated. Email or mobile verification may be required before particular features are available.

You are responsible for protecting your password, OTPs and account access. Do not share credentials or allow another person to impersonate you. Notify us promptly through the Contact Us page if you suspect unauthorized access.

3. Nature of the Platform

allbutall.com is an online property-discovery and listing platform. Unless expressly identified otherwise, we do not own, sell, rent, lease, inspect, value or broker listed properties and are not a party to communications, negotiations, payments, agreements or transactions between users.

Listings, projects, advertisements and user statements may be supplied by owners, agents, builders, advertisers or other third parties. Moderation or approval means only that content passed our platform review; it is not verification of title, ownership, identity, dimensions, approvals, legality, condition, price, availability or regulatory compliance.

4. Property listings and user responsibilities

By posting or editing a listing, you represent that you are authorized to advertise it and that all information is accurate, lawful and not misleading. You are responsible for prices, measurements, availability, location, amenities, photographs, contact information and disclosures.

• Do not post duplicate, fictitious, unavailable or bait listings.
• Do not upload images or content belonging to another person without permission.
• Disclose whether you are an owner, agent, broker or other representative.
• Comply with applicable property, advertising, consumer, tax and real-estate laws, including registration or disclosure obligations that may apply.
• Promptly mark a property sold, rented, leased, unavailable or disabled.

5. Review, moderation and publication

New listings and material edits may require approval. Availability-only changes may be handled separately. We may approve, reject, disable, remove, reorder or request corrections to a listing or individual photograph. Rejection reasons may be displayed to the listing owner and communicated by email.

We may use automated and manual controls, but we are not obligated to pre-screen every item and cannot guarantee that all inaccurate or unlawful content will be identified immediately.

6. Prohibited content and conduct

You must not use the Platform to host, transmit or promote content that is unlawful, fraudulent, defamatory, obscene, invasive of privacy, harmful to children, discriminatory, threatening, infringing, impersonating, misleading as to origin, or otherwise prohibited by applicable law. You must not:

• scrape, harvest, crawl or use automated access that burdens or bypasses Platform controls;
• probe security, introduce malware, manipulate analytics or circumvent contact, verification or rate limits;
• collect or misuse another user’s contact or personal information;
• send spam, demand advance payments deceptively, or facilitate illegal activity;
• copy, resell or commercially exploit Platform content except as expressly permitted.

7. User content and licence

You retain ownership of content you lawfully submit. You grant allbutall.com a worldwide, non-exclusive, royalty-free licence to host, store, reproduce, resize, optimize, display, distribute and otherwise use that content as reasonably necessary to operate, moderate, promote and improve the Platform. This licence ends when the content is deleted from active systems, subject to backups, legal retention and content already shared as permitted.

You represent that your content and our permitted use of it do not violate third-party rights.

8. Contact details and user interactions

Contact information may be revealed only through Platform controls and may be subject to login and usage limits. Photo requests and contact-detail views may be recorded and notified. Use contact information only for genuine property enquiries.

Before visiting a property, paying money or signing any document, independently verify the other party, title and encumbrances, approvals, measurements, physical condition, price, authority to transact and all applicable documentation. Avoid sharing OTPs, passwords, banking credentials or unnecessary identity documents.

9. Advertising, projects and third-party services

Sponsored content and advertisements are identified where practicable. Their claims, products, destinations and availability are the advertiser’s responsibility and are not endorsements by allbutall.com. External links, maps, email, SMS, hosting and other third-party services operate under their own terms and policies.

10. Intellectual property

The Platform’s software, design, branding, compilation, text and other content supplied by allbutall.com are protected by applicable intellectual-property laws. Except for normal personal use of the Platform, no licence is granted to copy, modify, distribute, reverse engineer or create derivative works from them.

11. Reports, takedowns and grievances

You may report a listing through the available reporting feature or contact us regarding unlawful content, infringement, impersonation, safety or other concerns. Include the relevant URL or property ID, the basis of the complaint and supporting information. We may request verification before acting and may preserve records where legally required.

12. Suspension and termination

We may restrict features, reject content, suspend or terminate an account, or preserve and disclose relevant records where reasonably necessary for security, legal compliance, investigation, repeated violations or protection of users and the Platform. You may stop using the Platform at any time and may request account assistance through Contact Us.

13. Platform availability and changes

Features may be added, changed, suspended or withdrawn. Maintenance, outages, security events or third-party failures may affect availability. We do not guarantee uninterrupted, error-free operation or permanent storage of listings or messages.

14. Disclaimers

The Platform and its content are provided on an “as is” and “as available” basis to the extent permitted by law. We do not guarantee listing accuracy, transaction success, user identity, property quality, legal title, returns, financing or suitability. Nothing on the Platform is legal, financial, tax, valuation or investment advice.

15. Limitation of liability

To the maximum extent permitted by law, allbutall.com and its operators will not be liable for indirect, incidental, special, consequential or punitive loss, loss of profit or opportunity, data loss, user conduct, third-party content or a property transaction arising from use of the Platform. Nothing in these Terms excludes liability that cannot lawfully be excluded.

16. Indemnity

You agree to be responsible for claims, losses and reasonable costs arising from your unlawful content, your transaction or interaction with another user, your violation of these Terms, or your infringement of another person’s rights, to the extent permitted by law.

17. Governing law and disputes

These Terms are governed by the laws of India. Subject to any mandatory consumer forum or other statutory jurisdiction, courts of competent jurisdiction in Chennai, Tamil Nadu will have jurisdiction. Before commencing proceedings, the parties should attempt in good faith to resolve the matter through the Contact Us process.

18. Changes and general terms

We may update these Terms to reflect legal, security or service changes. Material changes will be communicated where reasonably required, and the effective date will be updated. Continued use after the effective date constitutes acceptance. If a provision is unenforceable, the remaining provisions continue. Failure to enforce a provision is not a waiver.
